Does Homeowners Insurance Cover Roof Replacement?
Insurance usually pays only when damage comes from a sudden, covered event, not from normal aging.
Usually covered
The most common paid claims are wind and hail damage from storms, plus damage from fallen trees or fire. If a covered peril damages your roof, your policy may pay to repair or replace it, minus your deductible.
Usually not covered
Insurers will not pay to replace a roof that has simply worn out from age or lack of maintenance. Pre-existing damage, neglect and wear and tear are excluded. Some older roofs are only covered at actual cash value (depreciated), not full replacement cost.
Roof age matters
Many insurers tighten terms or raise premiums once a roof passes 20 years, and some require an inspection before renewal. Keep records, photos and receipts, and file promptly after a storm. This is general information, not insurance advice, so confirm details with your own insurer.

Not sure of your roof area? A rough rule: roof area is usually 1.1 to 1.5 times your home footprint. A 1,500 sq ft single-story home often has a 1,700 to 2,200 sq ft roof.
